Moving into a new home can be a stressful time for everyone, which is why we've crafted these helpful move-in and move-out checklists. Use the information below to make certain you take care of all of the responsibilities on your plate. Whether you're leaving an Eugene Colt property or moving in, our team will be happy to answer any questions you might have.

Move-in Checklist

Let us be the first to welcome you to your new home!

First Month's Rent & Security Deposit

The first month's rent and security deposit is due at the lease signing. If you have any questions about the amounts, please contact the leasing agent handling your transaction.

Move-in Date & Inspection

We will set a move-in date at the time of your lease signing. If an inspection is necessary, this will also be scheduled at that time.

Utilities

Please note, it is your responsibility to place all utility accounts for the rental property in your name. Failure to do so promptly may result in outages and administrative fees. Please contact your local providers at least five days in advance to prevent any problems from occurring.

Move-out Checklist

As you prepare to say goodbye to your rental property, please be sure to address the following important steps:

Notice of Intent to Vacate

Planning to leave your home? You'll need to give our team written notice of your intent to vacate the property. Please refer to your lease for the terms and conditions governing your move.

Property Condition

Your home must be returned to us in its original condition. Please take care of the following:

  • Rental Cleaning: You are responsible for cleaning your apartment or rental home after moving out your belongings. Wipe down hard surfaces like countertops, doors, and appliances, and mop or vacuum floors. Pay special attention to the kitchens and bathrooms. You'll also need to replace burnt light bulbs and empty all trash for your rental unit.
  • Landscaping & Outdoor Areas: Outdoor living spaces should also be returned to their original condition. If you are responsible for landscaping chores like mowing the lawn or weeding, be sure to handle these before turning over the keys.
  • Repairs: Any damage that has occurred during your stay must be repaired. Feel free to contact us if you have repairs that need to be addressed by a repairman. Please note that you are responsible for repairing cosmetic damage caused by nails and screws.

Security Deposit

Your security deposit will be processed as quickly as possible upon your vacating the premises. We will deduct any repairs or administrative fees from the deposit as necessary.

Please remember, we cannot accept the security deposit in place of your last month's rent. If you do not pay rent, we will report your delinquency to the credit bureaus.
